The villa is located in the Giardini dell'Aldia complex, in the highest part of the villa area, 1 km from the sea of ​​Lu Impostu and Cala Brandinchi, in Lu Fraili, a hamlet of San Teodoro from which it is 5 km away, in Gallura , in the North East of Sardinia.
From the panoramic verandas of the house we can see the glimpse of the sea that looks towards the beach of the Cinta di San Teodoro and we also see a large green area that leaves a lot of intimacy to guests. From here you enter the living area of ​​the house with a large living room with sofas and dining area and a separate relaxation area with other sofas which during the summer becomes completely part of the veranda, opening the large windows overlooking the garden. The living room then leads us to the kitchen of the house, modern, with hob, oven, dishwasher, large fridge and a large amount of kitchen utensils. Between the kitchen and the living room we find a first service bathroom. All the rooms of the house are air-conditioned, we are in a modern structure built entirely of pink granite and wood with a very high attention to detail and a play of lights inside and outside that greatly enhance the environments both during the day and in the night. The living room leads to the first sleeping area with two spacious double bedrooms that have both bathrooms inside the bedrooms with toilet, shower and bidet, all bedrooms also overlook the garden of the house, in reserved areas, there you always feel immersed in nature, whatever environment you live in. Also from the living room, an internal staircase leads to the second sleeping area of ​​the house. Before arriving there is a relaxation area with some gym equipment as shown in the images. From this area you can access the other two bedrooms, a double bedroom with full bathroom inside and another double bedroom with also a single bed and which always has a full bathroom inside. The whole area on the ground floor of the house is also fully air-conditioned and with access to the lower part of the large garden of the house, which overall is about 2000 square meters.
The villa is located in an independent area with a large garden that surrounds it on all four sides and that leaves a lot of privacy for the guests, the garden is divided into two areas, one that competes with the upper part of the villa, wider and one that competes in the lower part where we also find access to reserved parking spaces.
We are in a very particular landscape position, with crystalline beaches and pristine areas reminiscent of the Caribbean, albeit in a very well organized context as services.

The small cove opens up to the majestic profile of Tavolara, with a seabed of fine sand with glittery reflections, transparent, shallow waters, and rocks smoothed by the wind. Puntaldìa, whose name, meaning sighting point, reveals the strategic importance of this place, is the northernmost tip of the Cinta, and is the continuation of the symbol-beach of San Teodoro. They are separated by the small mouth of the Teodoro lagoon. The splendid coast of Lu Impostu is its northern boundary. Here you will find small coves with rocks made even more beautiful by the Mediterranean scrub: follow the tracks among the rocks to go from one cove to another.

Puntaldìa is particularly advised because it is sheltered from the wind and has shallow waters, making it perfect for children. It is also loved by windsurfers, who can practice just out of the bay, where the wind hits. It is a popular destination among water sports, scuba diving and golf lovers. The beach has diving centres that will take you to countless diving points within the protected marine area of Capo Coda Cavallo: the shallows del Papa and di Washington, the Molara wreck and the Molarotto rock.

The beach is located in the area to the south of modern Marina di Puntaldìa. There are many high-level hotels, tourist resorts and golf courses in the area. The residential part has, in addition to the tourist port, a small piazza with restaurants, cafés, shops and nightclubs where you can enjoy the summer nightlife. It has all necessary services and amenities: plenty of parking space, camping sites, beach equipment rental and restaurants. Houses, residences and other hospitality activities are a perfect match for the Mediterranean sea, the white sand and the turquoise sea.
